About the Project

The local team behind Urban Grub and The Butter Milk Ranch are looking to create a new, dynamic development which will feature many local and independent businesses on the corner of 12th Ave S and Beechwood Ave. We are excited for how this project will contribute to the next chapter of the neighborhood’s rich history. Let us show you a closer look at what we have planned:

Mix of Retail, Restaurant and Live/Work Studios: Our project will also include a mix of small-scale, attainable retail shops, office spaces and a handful of bungalow-style live/work studios.

Short-term rentals will be prohibited and parking will be below ground: We plan to have around 130 spaces to help relieve neighborhood parking pressure. Additionally, we will continue working with Midtown Fellowship and The Islamic Center of Nashville to share parking at peak times.

Local Developer with Deep Nashville Roots: Led by twenty-five year neighborhood resident Jay Pennington, this project reflects our deep commitment to this neighborhood, one that we’ve been blessed to be a part of for more than a decade. In fact, our entire development team is made up of local Nashvillians.

Supporting Independent Businesses: Independent restaurants are the lifeblood of Nashville and what makes our city's food scene so special. This development will not only allow us to own our own space, ensuring our own long term stability, but it will also support the other small, local businesses we envision being part of this development.

Community-Focused Design: Our site will feature an open-air walkway to create a market-like atmosphere with green spaces throughout. The design is intentionally integrated into the neighborhood, offering inviting spaces for 12 South locals to stroll through and gather. The intentional design is meant to attract smaller, independent and local retailers, not big national chains. We intend to have a butcher shop, bakery and chocolate shop – all operated by locals.
